SiteNew
We've redesigned every page. Tools are now grouped into five topics (Plan, Grants, Costs, Loan, and Salary & Tax), and the new All tools page lets you search every tool in one place. Each calculator leads with your result, keeps the inputs close by and suggests what to look at next. Guides are easier to scan, dark mode is easier on the eyes, and tools remember the state you last picked instead of asking for your location.

Found a place you like? Enter its price along with your income and savings to see the stamp duty and fees due at settlement, the loan it would need, estimated repayments, and which first home buyer grants and schemes could apply to that property. You can also share a link that fills in the property details, without anyone's personal figures.
Version history
The detailed technical log behind the updates feed. Older releases are collapsed below.
v2.4.0New feature
You can now sign up for a free monthly email with grant deadlines, rule changes and new guides. The sign-up now appears right after your result on ten calculators.
v2.3.1Improvement
We checked every calculator and page against official sources and fixed what we found. Figures are now more accurate in many tools, including stamp duty for people buying together, Family Tax Benefit, Child Care Subsidy, First Home Super Saver amounts, Help to Buy, the First Home Owner Grant at the Queensland price cap, rentvesting and off-the-plan risk. Pages also read and work better on phones, tablets and in dark mode, with clearer charts, easier-to-tap controls and fixes for keyboard and screen reader users.
v2.3.0New feature
The Stamp Duty calculator has a new optional contract date under More options. If you are checking a contract signed on a different day, concessions that start or end on a set date, such as Western Australia's off-the-plan concession or the Northern Territory house and land exemption, now follow that date instead of today.
v2.2.0New feature
If you use dark mode, pages now open dark straight away instead of flashing light first. Visitors from outside Australia see the short Built for Australia note as a card at the bottom of the screen, so the page no longer jumps down. Stamp duty estimates now round the way state revenue offices do, the Stamp Duty calculator asks whether a Western Australian off-the-plan contract was signed before or during construction, the ACT concession checks whether you have owned property in the last five years, typed prices are no longer rounded, and True Cost now includes the Northern Territory house and land package exemption.
v2.1.1Improvement
Pages now appear faster on phones. The text you came for shows straight away instead of briefly flashing a loading placeholder, and the calculator code downloads after the words and fonts rather than competing with them.
v2.1.0New feature
The First Home Buyer Quiz now shows Help to Buy and the 5% Deposit Scheme side by side with the same facts for each, instead of pointing you to one. Stamp duty estimates are more accurate in several states: New South Wales homes between $800,000 and $1 million, New South Wales vacant land, Queensland homes between $700,000 and $800,000, Western Australian off-the-plan purchases, Northern Territory homes over $3 million and ACT owner-occupiers. The Northern Territory house and land package exemption is now included. Example prices now match your state when it is detected after the page opens.
v2.0.8Improvement
What Can I Afford now uses up-to-date house prices for every suburb on the list. The last 17 places, including Darwin, Tamworth, Rockhampton and Alice Springs, now show a real suburb with enough recent sales for a reliable median.
v2.0.7Improvement
Pages now load a little faster, because our visitor-insight tool (Microsoft Clarity) only starts once you scroll, tap, move the mouse or type, instead of while the page is still loading.
v2.0.6Improvement
All privacy questions and requests, including access, correction, deletion and complaints, now go to one address, privacy@unpackproperty.com.au. Replying to one of our new-tool emails now reaches a real person instead of an unattended address.
v2.0.5Improvement
In What Can I Afford, many city entries now name a real suburb, such as Kirwan in Townsville, so the price matches the place shown, and most prices are now backed by at least 20 recent sales. Rent vs Buy now says clearly that council rates and insurance are typical estimates you can change.
v2.0.4Improvement
Updated the suburb prices and yearly price changes in What Can I Afford to the latest figures for most suburbs, based on recent 3-bedroom house sales. A drop in prices now shows as a fall instead of growth. We also rechecked the city prices and rents in Rent vs Buy, and they are still current.
v2.0.3Improvement
We checked every policy page against how the site works today. The Privacy Policy now lists everything the site keeps in your browser, analytics only ever receive rounded figures such as income bands, and the disclaimer now says plainly that the tools are not credit or tax advice.
