Best Adelaide suburbs for first home buyers under $600k in 2026

Adelaide's median house price sits around $780k, but genuine first home buyer entry points still exist under $600k across Elizabeth, Salisbury, Para Hills, Parafield Gardens, Morphett Vale and Christie Downs, plus new build corridors at Angle Vale and Concordia. How SA's abolished stamp duty on new builds, the $15,000 First Home Owner Grant, the federal 5% Deposit Scheme and Help to Buy all stack up in 2026.

Adelaide has quietly become one of the strongest first home buyer markets in the country. The citywide median house price now sits around $780,000, but genuine three bedroom homes still trade well under $600,000 across the northern and southern corridors. South Australia has also gone further than any other state on stamp duty. Since mid 2024 the state has fully abolished stamp duty for first home buyers on new homes with no price cap, and pairs that with a $15,000 First Home Owner Grant on those same new builds. Combined with the federal 5% Deposit Scheme and the shared equity Help to Buy program, the Adelaide entry level has become one of the most accessible in Australia in 2026.

Why $600,000 is the anchor price for Adelaide first home buyers

The $600,000 line is where the SA scheme mix starts to work hardest. Below that price you sit inside three concurrent windows that meaningfully lower the total cost of getting in.

  • SA First Home Owner Grant of $15,000: paid on new builds only, with no price cap. Any house and land package or newly built home qualifies for an eligible first home buyer.
  • SA stamp duty abolished on new homes: a full exemption for first home buyers on any new build, at any price. On an established home there is currently no first home buyer stamp duty concession, so a new build path is meaningfully cheaper on upfront costs at the same headline price.
  • Federal First Home Guarantee (5% Deposit Scheme):the Adelaide metropolitan price cap comfortably clears $600,000, so most entry level suburbs sit inside the federal eligibility window and the buyer avoids Lenders Mortgage Insurance.

The practical effect is that a first home buyer choosing a new build under $600,000 in the northern growth corridor pays zero stamp duty, receives $15,000 in cash, and can settle with a 5% deposit without LMI. Very few state stacks in Australia line up that cleanly in 2026.

Northern suburbs: the most affordable metro option

The northern corridor along the Gawler rail line remains the entry point to Adelaide for most first home buyers. Prices have moved quickly over the last two years, so treat these ranges as a mid 2026 snapshot rather than a promise.

  • Elizabeth: around 25km north of the Adelaide CBD and directly on the Gawler line. Established three bedroom homes typically trade in the $380,000 to $430,000 band. The most affordable metro option in Adelaide and a genuine sub $500,000 established suburb still within commuting distance.
  • Salisbury: a few stops south of Elizabeth on the same line. Three bedroom homes commonly sit between $430,000 and $480,000. The suburb is developing quickly, with newer estates on the outskirts and reasonable amenity.
  • Para Hills: slightly east of the rail line, established, with well regarded local schools. Three bedroom houses typically fall in the $460,000 to $510,000 range.
  • Parafield Gardens: north of the CBD with growing local amenity. Three bedroom houses commonly trade in the $470,000 to $530,000 band.

Southern suburbs: family friendly, further out

The southern corridor along the Seaford line offers a different first home buyer profile. Larger blocks, more established family suburbs, and a longer but manageable commute.

  • Morphett Vale: around 28km south of the CBD, family friendly, with good local schools. Three bedroom homes typically sit in the $480,000 to $550,000 range.
  • Christie Downs: around 32km south, close to Noarlunga Centre. Three bedroom houses commonly trade between $440,000 and $500,000.
  • Hackham: older established stock, with entry level homes typically in the $420,000 to $480,000 band.

Northern growth corridor new builds: where the scheme stack shines

This is where the SA stamp duty abolition changes the maths in a way that most other states cannot match. On a new build in the northern growth corridor, an eligible first home buyer pays no stamp duty regardless of price, and receives the $15,000 FHOG on top.

  • Angle Vale estates: house and land packages commonly sit in the $490,000 to $580,000 range. Every eligible first home buyer package unlocks the $15,000 FHOG, zero stamp duty, and Help to Buy eligibility.
  • Concordia: a master planned estate on the northern edge, with house and land packages typically in the $480,000 to $560,000 band.

On a new build at $540,000 in one of these estates, a first home buyer using the 5% Deposit Scheme needs roughly a $27,000 deposit and a loan of about $513,000. At an owner occupier reference rate around 6.2% over 30 years, that loan works out to roughly $3,140 a month in principal and interest. Stamp duty is zero. The FHOG of $15,000 flows straight toward the first year of ownership, and the LMI saving from the 5% Deposit Scheme typically sits in the $12,000 to $18,000 range at this loan size.

Inner ring units under $500,000

Not every first home buyer wants a house 25km from the city. For buyers who prioritise a shorter commute, entry level units in the inner ring are worth considering.

  • Prospect: around 5km north of the CBD, with entry level units typically under $500,000. Established amenity, cafes, and good public transport.
  • Oakden: north east, with newer unit stock commonly trading below $480,000.
  • Lightsview: a master planned inner north precinct, with modern units typically in the $430,000 to $500,000 band.

Two things to check carefully before writing an offer on a unit. First, strata fees on some inner ring buildings can add several thousand dollars a year to your holding cost and vary widely between complexes. Second, the SA First Home Owner Grant only applies to new homes, so an established unit does not qualify for the $15,000 payment even if the price sits below every other threshold.

What this means for you

If Adelaide is on your shortlist for 2026, a practical approach usually looks something like this.

  • Decide up front whether the priority is a settled established suburb, or a new build in a growth corridor. The SA stamp duty abolition and $15,000 FHOG only apply to new builds, so the scheme stack is materially different on each path.
  • On the northern corridor, a house and land package under $600,000 hits the sweet spot for the full scheme stack. Anchor your search there and work outward.
  • For established homes, weigh the FHOG you forgo against the location and mature amenity you gain. Elizabeth, Salisbury and Morphett Vale still work on the numbers even without the $15,000 payment.
  • On any new build, request a fixed price contract and read the inclusions list carefully. Landscaping, driveways, fencing and site costs are often quoted separately and can add tens of thousands to the finished cost.
  • Confirm exactly which grants and concessions your target property qualifies for before you sign. The FHOG cap, the stamp duty exemption, and the federal price cap all have different rules, and mixing them up can cost real money. Your lender or a mortgage broker will be able to confirm what is achievable on your specific income before you start booking home opens.

Run the numbers

Adelaide still gives first home buyers real choices in 2026, but the right suburb depends on your income, deposit, and whether you go new build or established. These tools will help you pressure test a shortlist before you start booking inspections.

  • Suburb Explorer to see which Adelaide suburbs match your budget, deposit, and target scheme mix.
  • Grant Stacker to model the combined value of the $15,000 SA First Home Owner Grant, the full new build stamp duty exemption, and the federal 5% Deposit Scheme on your target price.
  • Stamp Duty Calculator to confirm the SA saving on a specific new build or established property before you make an offer.
