South Australia has just announced the first neighbourhood in Australian history built exclusively for first home buyers. Located in Adelaide's northern suburbs, the Wattle Precinct in Munno Para is set to offer 400 homes at prices starting from approximately $185,000 for land, with zero stamp duty for every buyer and a portion of lots capped below $260,000 for eligible lower-income households. For buyers who have watched Sydney and Melbourne prices climb beyond reach, this development signals a genuinely different kind of entry point.

What the Wattle Precinct actually offers

The precinct sits within Adelaide's expanding Playford Alive corridor in Munno Para, roughly 35 kilometres north of the CBD. Renewal SA is releasing the 400 allotments exclusively to first home buyers. Existing homeowners and investors are not eligible to purchase in this precinct, which means buyers are not competing against seasoned property investors for the same block of land.

Allotment sizes range from 140 square metres to approximately 450 square metres, offering a mix of compact, lower-cost lots and larger family-sized blocks. Estimated land prices run from approximately $185,000 to approximately $370,000, depending on size and position within the precinct. Buyers then arrange their own house-and-land package with a builder of their choice.

The 2026-27 South Australian State Budget committed $50 million in enabling infrastructure to accelerate delivery, with a target of homes completed by the end of 2027. The project is being delivered by Playford Alive as part of the Albanese Government's broader plan to build 100,000 new homes nationally sold exclusively to first home buyers.

The financial picture for buyers

Every purchaser in the precinct receives zero stamp duty. On a $280,000 land purchase in South Australia, the standard stamp duty saving is approximately $10,280 - money that stays in your deposit or goes toward the build.

Approximately 30 per cent of allotments are designated as affordable lots and will be sold through HomeSeeker SA, South Australia's affordable housing register. These lots are capped at a maximum sale price of $259,000 and are allocated on a priority basis to eligible registered buyers.

South Australia's First Home Owner Grant of $15,000 applies to eligible new builds in the precinct. Buyers who have been contributing to the First Home Super Saver scheme may be able to release those savings on top of the grant, further reducing the deposit they need to find from their own savings.

  • Land prices: approximately $185,000 to $370,000
  • Affordable lot cap (30% of allotments): $259,000 via HomeSeeker SA
  • Stamp duty: nil for all purchasers
  • SA First Home Owner Grant: $15,000 for eligible new builds
  • Build deadline: homes targeted for completion by end of 2027

What this means for first home buyers nationally

At land prices starting around $185,000, a standard house-and-land package in the Wattle Precinct could total well below $500,000 once construction costs are added. That figure puts the purchase within the price caps of several federal schemes, including the First Home Guarantee, which allows eligible buyers to purchase with a 5 per cent deposit without paying lenders mortgage insurance. On a $450,000 total package, a 5 per cent deposit is $22,500.

For context, servicing a mortgage on a typical Sydney entry-level house now requires approximately 68 per cent of pre-tax household income, according to recent affordability research. Adelaide's housing affordability reading of around 24 per cent of household income sits well below that benchmark, and lots in the Wattle Precinct are priced below Adelaide's general market median.

There are practical considerations worth working through carefully. House-and-land packages involve two separate contracts - one for the land and one for the build - with a different drawdown and settlement schedule to a standard established property purchase. Finance pre-approval for a construction loan works differently from a standard home loan, and working through the process with your lender or mortgage broker before signing anything will help you understand the timeline and conditions involved.

Buyers who are considering relocating from interstate or from inner suburban areas should also factor in commute times, employment access, and lifestyle fit alongside the headline land prices. The outer-north corridor has seen strong infrastructure investment in recent years, but the distance from Adelaide's CBD is a real variable in the decision.

  • Register interest with Renewal SA and HomeSeeker SA to receive allotment release updates and priority access to affordable lots
  • Check your eligibility for the federal First Home Guarantee to access the precinct with a 5 per cent deposit
  • Stack up your total available support - SA FHOG, FHSS savings, and stamp duty savings - to see your true net deposit requirement
  • Speak with a lender familiar with construction loans to understand the drawdown process before committing to a land contract
